Tap and Burger at Sloan’s Lake, a sister restaurant to the popular Highland Tap and Burger, will be the first tenant in the seven-block $300-million development of Sloans, a restaurant, retail and residential neighborhood directly south of Sloan’s Lake. The 177-acre project will be the second largest in the Mile High City.
Alexan Sloan’s Lake, occupying blocks five and six of the seven-block Sloans project, is a new 369-unit luxury apartment development by Trammell Crow Residential.
Tap and Burger at Sloan’s Lake is the newest endeavor from Juan Padro and his wife, Katie O’Shea-Padro, owners of LoHi’s award-winning Highland Tap and Burger.
“We’re very excited to have Juan, Katie and their team commit to opening a new location within our Sloan’s Lake project,” says Matt Schildt, managing director of TCR. “The Highland Tap and Burger concept is extremely popular, and Juan is renowned for cultivating – and maintaining – strong community relationships, and we look forward to him bringing that same energy and experience to the Sloan’s Lake community and future residents of our project.”
The 4,600-square-foot Tap and Burger at Sloan’s Lake space, at 1565 Raleigh St., is part of TCR’s 10,000-square-foot ground level retail and restaurant development, which still boasts an additional 4,200 square feet of prominent real estate for tenants looking to maximize their brand identity and exposure in the heart of one of Denver’s urban neighborhoods.
“Being a part of a community is super-important to us, and this project really lends itself to embracing the Sloan’s Lake community,” Padro said. “We were encouraged, as I hope others will be, by the fact that we have a compelling opportunity to contribute to the future growth of such a dynamic neighborhood. It’s a super-active area – you’ve got apartments, homes with backyards, a great walkability factor, the park and the lake – that’s bolstered by a ton of football traffic and thousands of cars that use Colfax to get in and out of downtown.”
Tap and Burger at Sloan’s Lake will feature 230 seats, a raised patio, a centerpiece island bar and a private dining area with capabilities to host business functions and meetings. Padro plans to continue his dedicated focus on Colorado craft beers and spirits, and he’ll offer 36 to 40 draft handles alongside wine and cocktails. And while core menu items at the original location – the Stranahan’s barrel-smoked chicken wings, IPA mac-and-cheese and shroom luva’s burger, for example – are slated to appear on the Sloan’s Lake menu, Padro and his crew will also introduce new dishes, including several burgers that will be at the discretion of his yet-to-be-named chef. Tap and Burger at Sloan’s Lake is scheduled to begin construction in late fall, and Padro plans to open in March of 2016.
“Having Tap and Burger Concepts as a tenant is further proof of the attractiveness of the new community asset that we’re creating with Sloans,” says Cameron Bertron, executive vice president of EFG. “Tap and Burger at Sloan’s Lake is the perfect tenant to support the walkable retail environment that we envision for Raleigh Street, and we expect the restaurant to be a great success.”
In addition to restaurant and retail space, the Alexan Sloan’s Lake project includes high-design studio, one- and two-bedroom apartments, a clubhouse and lounge common space, community kitchen area, conference room, two large outdoor courtyards with a resort-style pool and spa, a fitness and yoga center and more. Construction on the apartments is underway with the first units delivering in October.
Restaurant and retail tenants interested in leasing one of the remaining spaces should contact SullivanHayes broker Sean Kulzer at 970-274-1817.
